Carlaw Park Student Village Stage 3

28-38 Stanley Street is a 10-story student accommodation building containing 203 apartments with a total of 903 bedrooms and further related communal student services. The function and location of the development encouraged for a mixed-use response, in which retail space occupies portions of the ground floor. The building shape occupies the site along its four boundaries which reduces negative or wasted space and maximises the efficiency of the site. A ‘hollow-core’ within the building creates a central courtyard which is vital to the design in providing living and bedroom outlooks, privacy, and a relaxed, sheltered landscape for students to enjoy.

TEAL on Ōrākei

Ashton Mitchell have been working closely with developers McConnell Property to produce a design-led scheme that takes advantage of its unique location and maximises yield from a small site. Nestled at the end of Purewa Road, Meadowbank, the boutique four-storey development offers twenty-four apartments in a range of one, two and three-bedroom apartments and penthouse suites.

TEAL has been functionally designed around two circulation cores with common circulation space rationalised allowing for the number of dual-aspect apartments to increase. Due to this approach in design, each apartment has a high level of amenity that maximises natural light and captures the unique city and farmland outlook. The building has been purposefully orientated to these western and northern views.

Douglas Pharmaceuticals Innovation Building

The Douglas Pharmaceuticals Innovation Building is Douglas’s most ambitious development yet, it is where Douglas scientists develop medicines ready for global licensing and sets the scene for future growth in their business. The new 4,500m² facility, which is linked to the existing head office and warehouse, houses 120 people over three stories and includes a large laboratory, climate controlled warehousing, pharmaceutical manufacturing facilities as well as offices and a large cafeteria on the upper level.

Sudeley Street Ōrākei

32-34 Sudeley Street, Ōrākei embraces the unique challenges presented by the site’s sloping topography and maximizes its advantageous sun exposure and views. With a commitment to community engagement, Ashton Mitchell worked closely with Kāinga Ora to develop a high-quality response that responds to the surroundings and gives back to the area.

The design places great importance on the preservation of the existing large pōhutukawa trees, integrating them into the architectural planning of the site. These pōhutukawa trees not only provide natural beauty but also contribute to the sense of place and connection to the local ecosystem. The design strategy takes full advantage of the site’s topography, with the apartments arranged to optimize sunlight and capture the picturesque views to the south-east and south-west.
