Ashton Mitchell, in collaboration with Precinct Properties, is spearheading the design of a significant new mixed-use development at the prominent intersection of Dominion and Valley Roads in Mount Eden, Auckland.
Valued at over $100 million, the project comprises 135 residential apartments alongside retail, hospitality, and commercial tenancies, positioned to inject renewed vitality into one of the city’s most storied urban corridors.

The architectural response is deeply contextual, drawing on the historic character of Dominion Road. A series of articulated building forms with varied frontages mirror the cadence of existing shopfronts, while the use of brickwork and framed openings references the materiality and rhythm of local heritage buildings. Upper levels are recessed, ensuring a respectful scale transition and maintaining the human-centric streetscape.



At its core, a landscaped urban oasis anchors the development, providing communal green space and strengthening visual and pedestrian connections. A suite of resident-focused amenities—including a lounge, pavilion, and outdoor dining terraces—promotes social interaction and urban wellbeing.

Sustainability and heritage sensitivity underpin the design. Targeting a 6 Homestar rating, the project integrates energy-efficient systems and material reuse strategies, while responding architecturally to its historic urban fabric. Offering a diverse range of apartments, the development exemplifies place-led, community-oriented urban design.
