Ashton Mitchell is proud to announce that Resido – currently New Zealand’s largest Build-to-Rent (BTR) apartment development – has received an Excellence Award in the Hawkins Multi Unit Residential Property category at the 2025 Property Council New Zealand Industry Awards.
Delivered in collaboration with i2C Architects and commissioned by Kiwi Property, Resido represents a bold new direction in New Zealand’s housing landscape. Located in the heart of Mount Wellington’s Sylvia Park precinct, the project comprises 295 apartments across three buildings, all oriented around a central landscaped plaza and residents’ pavilion. Resido is purpose-built to offer security, community, and convenience – all essential ingredients in the Build-to-Rent model.
The award recognises Resido’s commitment to thoughtful architecture, sustainability, placemaking, and resident wellbeing. Drawing on the area’s industrial heritage and natural features, the development integrates articulated building forms and open communal spaces that connect people to both nature and each other. A revitalised stream edge, a well-appointed gym, theatre, and residents’ lounge enhance the shared experience – supporting a thriving, socially engaged community.
Opened just over a year ago, Resido’s leasing success – averaging more than five leases per week – highlights the public’s appetite for a new kind of rental living. With pet-friendly policies, professional on-site management, and easy access to Sylvia Park’s transport, retail, and hospitality, Resido sets a benchmark for BTR at scale in Aotearoa.
Beyond architectural merit and leasing success, Resido also raises the bar for sustainable development. The project recently achieved a 9-star Homestar Built rating from the New Zealand Green Building Council – the first development of its scale in the country to do so. Surpassing its original 8-star target, the rating reflects best practice in design and construction and highlights our commitment to environmental responsibility. Features such as energy-efficient building services, recycled materials, and a strong focus on resident wellbeing all contributed to this achievement.
