generous shared facilities such as study rooms, games rooms, communal lounge areas, a theatre and communal kitchen & dining area, promote both independent living and social interaction.

Located alongside the award-winning Stuart McCutcheon House Student Accommodation facility, 22 Stanley Street forms the next phase of Auckland University’s highly successful Carlaw Park Student Village.
The project responds to the increasing demand for high-quality, purpose-built student accommodation located within easy walking distance of the University’s city centre campus.

Delivered in partnership with an experienced team including developers Precinct, builders Haydn & Rollett, and the University of Auckland, 22 Stanley Street’s 964 studio rooms make it the largest facility of its kind in New Zealand.
Designed to complement the neighbouring student village buildings, the architectural approach focuses on efficiency, amenity, and urban integration. The building planning maximises efficient site utilisation, with a high quality design response which allows town planning rules to be challenged in order to provide improved project outcomes.
Each studio apartment has its own kitchen and bathroom, which are in turn supplemented by generous shared facilities such as study rooms, games rooms, communal lounge areas, a theatre and communal kitchen & dining area, to promote both independent living and social interaction. At ground level, communal spaces create an activated façade which enhances engagement with the surrounding streets, contributing to the vibrancy of the wider precinct.
Replicating the same prefabricated modular façade system which was successfully employed on Stuart McCutcheon house, the concrete facade allows for a highly textured exterior which calls to mind the sandstone geology of the surrounding area, providing rich shadows and variation when viewed from the street.
Sustainability is embedded within the design, with a Greenstar 5 rating targeted through a focus on long-term performance, efficient systems, and a central location that supports low-carbon living through proximity to education, transport, and amenities.
22 Stanley Street is a landmark addition to Auckland’s student accommodation sector, delivering scale, quality, and a strong sense of community within a rapidly evolving urban context.
