Located on Auckland’s primary commercial spine, 256 Queen St represents a transformative inner-city development that brings together heritage preservation, contemporary living, and urban regeneration.
Developed by Precinct, 256 Queen Street delivers a 32-storey, 638-bed purpose-built student accommodation tower, contributing significantly to the revitalisation of Auckland’s midtown precinct.
At the heart of the project is the careful integration of one of the city centre’s most historically significant buildings, the former Auckland Savings Bank headquarters. Constructed in 1884 and recognised as a Category 1 Historic Place, the Italianate structure forms a defining element of the site’s identity. The design approach centres on the retention and restoration of key heritage features, including ornate façades and the grand banking hall with its coffered ceiling, ensuring that the building’s legacy continues to enrich the streetscape while accommodating a new generation of use.

Rising above and behind the restored heritage fabric, the new tower introduces a highly efficient and contemporary student living environment. Studio-style rooms are designed for independence and comfort, each incorporating kitchen and bathroom facilities, while generous shared amenity spaces on the lower levels foster a strong sense of community. A defining feature is the triple-height atrium, anchored by a sculptural spiral staircase, which creates a light-filled social heart for residents and reinforces visual connectivity throughout the building.
The architectural expression draws on both the site’s historic and cultural context. The project also strengthens the public realm through a civic-scaled entry on Lorne Street, enhancing pedestrian engagement and urban permeability.
Sustainability is a core driver of the development, with the project targeting a 5 Star Green Star rating ‘NZ Excellence’ certification. The central location supports low-carbon living through immediate access to universities, public transport, and key city amenities, including nearby parks and cultural institutions.
